Every appliance connected to the gas supply in the property is checked, including boilers, fires, hobs and cookers.
Common questions
Are gas safety certificates a legal requirement?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances inspected every 12 months by a Gas Safe registered engineer. Failing to do so can result in fines or prosecution.
How long does the inspection take?
Usually around 45 minutes to an hour per property. Daniel works efficiently and is considerate of tenants who may be home.
Who does the tenant receive the certificate?
A copy of the Gas Safety Record (CP12) must be given to the tenant within 28 days of the inspection. Daniel will provide copies for both landlord and tenant.
Do you cover multiple properties?

What happens if an appliance fails the inspection?
Daniel will explain the issue clearly and provide a quote for any remedial work. Any dangerous appliances will be isolated safely in line with Gas Safe procedures.
